Townhome Complex Planned for Cora Avenue
A residential development project is moving forward on vacant land west of Emerson Park in north Spokane, marking another sign of growth activity in the area. Developer Harold Guidi, founder and CEO of Golden Youth Services and Golden Community Care, has plans to construct three three-story townhome buildings on the southwest corner of Cora Avenue and Jefferson Street.
The project, called Cora Townhomes and located at 1211 W. Cora Ave., will feature 12 units total—four units per building. Each townhome will include a private entrance, multiple bedrooms, and modern living spaces, with dedicated parking for residents. The building footprint for each structure spans approximately 1,900 square feet.
Guidi purchased the three-lot parcel in 2025 for $270,000. The estimated total project cost sits at $1.05 million. Construction is expected to take 12 to 15 months following permitting approval. Spokane Valley-based Russel Page Architects designed the development; no contractor has been named yet.
Guidi expressed his motivation for the project, stating, “Spokane has given me tremendous opportunities to grow professionally and personally, and I have always believed in giving back to the community that has welcomed me.”
Mexican Restaurant Opening Near Community College
A new dining establishment is preparing to open in north Spokane. Pastes El Valle, a restaurant specializing in Mexican pastries, will occupy a former tax preparation office space at 1403 N. Greene St. near Spokane Community College.
Owner Elva Torres is planning a remodel of the space, with completion targeted for August and an opening date in the first week of September. The restaurant will focus on pastes—pastry dough filled with fillings such as chicken, beans, chorizo, and potatoes. Prep work and baking will take place at a commissary kitchen.
Torres emphasized the cultural authenticity of the menu, noting, “Mexico is not only about tacos and enchiladas. They are called pastes, and they are pastry dough filled with chicken or beans and chorizo.”
Adult Care Facility and Homes Planned Near Arlington Elementary
A multi-phase residential development is in the planning stages on a 1.13-acre parcel at the corner of Crestline Street and Lyons Avenue near Arlington Elementary School. Developer Nathan Perrenoud purchased the property in 2025 for $310,000 and has submitted two development plan sets—one for five homes and one for six homes.
An existing home on the parcel is undergoing significant remodeling, transforming it from a four-bedroom, one-bath structure to a six-bedroom, three-bath residence. The remodel is expected to be completed in September, and the remodeled home will function as an adult care facility.
Additional homes on the property are planned to begin construction in early 2027, with completion expected later that year. The estimated total construction cost for the project is $1.5 million. The parcel address is 6717 N. Crestline St.
What Comes Next
The three projects represent ongoing residential and commercial activity in north Spokane neighborhoods. Guidi’s Cora Townhomes project will require permitting approval before the 12- to 15-month construction timeline begins. Pastes El Valle is on track for a fall opening, pending completion of the restaurant space remodel. Perrenoud’s adult care facility is scheduled to open this September, with additional single-family homes to follow in 2027. Local planning and zoning officials will review the developments as they advance through the approval process.
